Fees

We do not charge any fees for renting a property from us, as we are a small family run business. We try to keep everything as simple as possible!

Leaving a contract
However, if you rent a property from us, but wish to leave the agreement at any stage- you need to be aware that we charge £100 for drafting a new contract for the entire group OR one person. This £100 charge includes the cost of us protecting the new persons deposit under the governmental Tenancy Deposit Scheme or My Deposits depending on which scheme the landlord uses (as we are charged for protecting deposits). 

For any tenancies signed after the 1st of June 2019, the fee has been lowered to £50 + Deposit protection fee if any.

When signing a contract to take a room in a property, you are then liable to pay your rent for this room until the end of the tenancy agreement. So if you want to leave the contract, it is down to you to find a replacement tenant and carry out any viewings in order to re-let the room. Don’t worry though, we will always guide you as to where you can advertise the room. We will also pass on any enquiries that we get to try to help you fill the room. Please note, the tenant must be acceptable to both the remaining tenants and the landlord.

Late Rent Payment Charge
Rent is normally paid quarterly, if you cannot make your contract payment date for any reason – please let us know as soon as possible. We understand that sometimes there is a delay in receiving your student loan, so if this is the case, as long as we know there should be no charge. However, if we have to contact you to remind you to pay your rent, then the first reminder per quarter is free – any other reminder is charged at £10 per reminder.

Landlord Fees
As we are a small family business, we are NOT looking for any new landlords – our fees are:

Tenant find – £130 (no viewings, only arranging the viewing)
Tenant find including viewings, contract signing & deposit collection/protection – £400 (deposit protection charged on top of this at cost price)
Replacement tenant / Tenancy Variation Fee – £100 + Deposit Protection Fee at cost price
